
SECURITY & SERVICES
The entrance gate is operated by using a
keypad code. A remote control is available
from the office for $25 for residents. Return
to the Manager when a tenancy ends or a unit is sold for a refund to the purchaser.
​Security cameras are in operation around
Kings Bay 24/7 for the benefit of residents'
safety and to monitor community facilities.

MAINTENANCE FEES & INSURANCE
Monthly maintenance fees include some buildings insurance. A discount of up to 6% is made for paying annually. Tenants and residents are responsible for arranging contents insurance for their possessions. Here is a link to some local providers where we have negotiated a discount on your behalf.
CAR PARKING
Each unit has a parking space. Guest parking spaces are marked in yellow. Please contact the Manager if you are interested in renting an additional space, if available.

Garbage collection
Place your sealed garbage bag in a container
with a lid, outside your door for collection
between 8 and 9am on Mondays, Wednesdays
and Fridays. Take additional garbage place to the dumpster indicated by a D on the map. Items like refrigerators, mattresses or bicycles should be disposed of privately.
Bug spraying
Owners leave a spare key with the office,
allowing for quarterly access to prevent bugs moving in! This complimentary service takes up to 30 minutes. It's recommended to vacate the apartment if possible. The Manager will email a reminder one week beforehand. Next date is x 2021.
